定期検査
Periodic and statutory inspections legally confirm the safety of a building, and the results of these inspections, along with the current state of the building, serve as a compass for building maintenance, systematically indicating the timing and cost of necessary repairs and renovations in the medium to long term.
By checking the items mandated by statutory inspections and reflecting their deterioration status in the medium to long term, planned repairs, extending the building’s lifespan, and making appropriate investment decisions become possible.

The importance of Periodic inspection
Periodic facility inspections are essential for preventing accidents and disasters (ensuring life and safety), avoiding losses due to production stoppages (maintaining productivity and profits), stabilizing product quality, and extending the lifespan of equipment and ensuring planned replacements. In some cases, these inspections are mandated by law, making them a crucial task that forms the foundation of a company’s continuous development.
Reiwa Facility dispatches expert technicians specializing in buildings and various equipment, conducting Periodic and statutory inspections on behalf of facility managers. We develop long-term maintenance plans and support our clients’ maintenance activities through various inspections based on these plans.
Periodic inspection services
Visual inspection of the facility’s buildings and equipment.
The purpose is to visually inspect and tap the building for deterioration, fire safety equipment, building equipment, elevators, and site conditions, with the aim of early detection of abnormalities and ensuring safety. We conduct visual inspections based on a checklist while interviewing facility management personnel to understand the specific deterioration status and areas requiring repair.

Preparation of periodic inspection report
The purpose of periodic inspection reports is to detect building deterioration and problems related to fire prevention and evacuation early on, thereby preventing accidents. They report facility information and areas of high-priority building deterioration, and propose countermeasures.

Statutory inspections and report preparation
We conduct fire safety and various statutory inspections and prepare reports.
We perform statutory inspections of fire extinguishers, fire alarms, sprinklers, emergency lights, and emergency bells, as well as electrical equipment, cranes, lifts, etc. We also provide improvement suggestions as needed.

Compliance investigation and corrective action proposals
We verify discrepancies between application drawings and the current situation, violations due to extensions or renovations (illegal construction), or non-compliance with current laws due to age (existing non-conforming structures). This clarifies legal risks for due diligence during facility sales, strengthening corporate compliance, and as a basis for financial institutions’ lending decisions.
