Project Management

プロジェクトマネジメント

Project management is a specialized methodology that comprehensively manages costs, schedules, quality, and safety from the initial concept stage to completion and operation of a building, ensuring the project’s success according to the client’s requirements. A project manager with expertise in architecture acts as the “client’s representative,” coordinating and managing numerous stakeholders, including designers and contractors, to realize a high-quality building within budget and time frame.

Feasibility study

To address the fundamental questions of “why, where, and what to build,” we conduct a multifaceted examination of business viability, feasibility, cost, and risk to concertize the business strategy and facility concept. Feasibility Study: We analyze the necessity of construction, marketability, profitability, legal and technical constraints, etc.

Design, authority submission and contract support

Crucial process that supports the smooth progress and success of the entire project by selecting experts (architectural firms, construction companies), formulating plans, and optimizing costs, quality, and schedule from the client’s perspective. This involves supporting the client (Owner’s Representative/CM), selecting the appropriate architectural firm, considering procurement methods such as the Design-Build (DB) method, and coordinating with stakeholders at each stage.

Construction Management

Construction Management (CM) specializes in the execution of construction projects, providing technical and professional management during the design and construction phases. They manage schedules, costs, quality, and safety, maximizing the quality and efficiency of the project through verifying the validity of the contractor’s construction plan and providing on-site coordination and direction.

Building Operation /BIM support

Project Management (PM) and Facility Management (FM) teams consider the entire building lifecycle (design, construction, operation, maintenance, and demolition) to maximize long-term value. For example, by introducing BIM (Building Information Modeling), PMs can gain an overview of the entire project, FM can maximize operational efficiency, and the design, construction, operation, and maintenance phases can be seamlessly coordinated while increasing the value of the building.
