As facility specialists, REIWA Facility takes a medium- to long-term perspective on the condition of your facilities and first proposes a medium- to long-term maintenance plan.
By developing a med- to long-term maintenance plan, your facility management (FM) will evolve from reactive maintenance (simply dealing with breakdowns) to preventive, corrective, and predictive maintenance, enabling you to stabilize facility operations and manage them in a way that improves productivity and reduces costs.

The importance of Medium- to Long-Term Repair and Maintenance Plan
Facility management integrates maintenance and repair from a business perspective.
Two elements are crucial in this process: LCC (Life Cycle Cost) and BCP (Business Continuity Plan).
To utilize these two elements effectively, a long-term repair plan is necessary.
LCC
We calculate the long-term costs involved in a facility, from construction to demolition—the life cycle cost—and then systematically plan the costs and timing of future major repairs and renovations. This allows us to optimize repair costs, which constitute the majority of maintenance expenses, over the medium to long term, and utilize this information in business planning and other applications.

BCP
A Business Continuity Plan (BCP) refers to the entire process of planning, implementation, and improvement activities aimed at ensuring that business operations are not interrupted and critical functions are continued and restored as quickly as possible, even in the event of natural disasters, facility problems, or sudden market changes. A long-term maintenance plan is necessary for creating a BCP.

Mid-Long-Term Repair/Maintenance Plan Work
Review of facility drawings and documents
We will have interviews with facility management personnel to confirm the storage status of architectural drawings and government application documents. We will compare the current situation with the application drawings and propose either submitting an application or making improvements if the documents have not been updated.

Check of facility status and make reports
We will visually inspect the condition of buildings, facilities, and structures.
We will report facility information and areas of building deterioration requiring urgent attention, and propose appropriate countermeasures.

1
Interview
After interview with the client, we will submit a quotation, reach an agreement, sign a Non-Disclosure Agreement, and complete any other necessary contracts before commencing work.
2
Preparation and Information Gathering
Before conducting the on-site survey, we will review the customer’s records, including drawings, permits, repair history, and statutory inspection records. We will also conduct an interview with your company’s maintenance manager to understand the current situation.
3
On-site survey and diagnosis
Experts will inspect and diagnose the building’s deterioration (exterior walls, roof, equipment, etc.), which cannot be determined from drawings alone, and assess the level of deterioration. If there are any compliance issues, architects or engineers will conduct investigations as needed.
4
Make a mid- to long-term repair plan
Setting repair cycles and priorities: Based on Japanese guidelines and other references, we set standard repair cycles for each item (e.g., exterior wall painting every 12-16 years, roof waterproofing every 10-14 years, etc.) and prioritize them according to their urgency.
5
Calculation of estimated costs
Calculation of estimated costs: We calculate the estimated cost of each repair project based on quantity and unit price (past performance and market price). We then complete a long-term repair plan according to the customer’s budget and urgency.
6
Plan execution and modification
For urgent construction projects, we will consult with and obtain approval from the client’s company based on the medium- to long-term plan.
We will conduct periodic inspections and, within the plan period (30 years or more is recommended), review the plan’s validity approximately every 5 years, revising the plan as needed.

For factories and warehouses under 5,000m2, we conduct on-site inspections based on our proprietary format, examining key items such as the building’s roof, foundation, exterior walls, doors and windows, shutters, electrical equipment, and fire protection facilities, and then create a report outlining a medium- to long-term repair plan.
